Except for everyone that lives in Lents. They'd have to spend all their urban renewal money on Merritt Paulson's playground instead of on sidewalks, parks, and other community activities.
The only way to keep the Beavers would have been the addition of temporary bleachers in PGE, which theoretically would have allowed for soccer and baseball (it's been done in other stadiums). But for whatever reason, Paulson was either unable or unwilling to consider that option.
Which is how we got where we are, with Portland -- one of the 25 biggest metropolitan areas in the country -- apparently without professional baseball in 2011.
Given the mindset of the locals and the lousy (baseball) weather in April and May, short-season Class A baseball might be a better fit. But such a franchise would still need a new building.
I suspect the required domed stadium and the travel expenses would make this prohibitive.
My guess is that MLS put the kibosh on that.
They tolerate Kansas City playing in a baseball stadium because it's a temporary situation and they're this close to building their own facility. They put up with sharing RFK with the Nationals because that was also temporary and United's a well-supported club in a vital market. I think they'd be way less excited about permanently playing on a baseball field in Oregon.
I'd bet that what happened is that MLS brass told Paulson he had to boot the Beavers from PGE or the Timbers would be stuck in USL-1 for all eternity. He took a peek at what's going on in Seattle (the Sounders have sold ~31K season tickets for 2010, sold 20K+ last year) and picked MLS.
I don't have any inside information or anything - that just seems like by far the most likely scenario here.

So, what's the best exisiting facility near the city for a team in a lower level league?
It's almost certainly a better investment for Paulson, anyway. It's as low-risk, high-upside an investment as there is in big-time North American sports these days. The NFL, I guess, but it's nearly impossible to buy an NFL team.
I love both MLS and MILB, so it's tough for me to see one cannibalizing the other's market. I'd prefer that they co-exist. I guess when it comes down to it, I'm under no illusions here...Paulson and the city of Portland would do exactly the same thing to the Timbers if an NFL team wanted PGE Park and said they'd only move there if the Timbers were evicted.

I'm not as bullish on soccer, and I'm definitely not bullish on my tax dollars being spent on stadiums, so I can't say I'm happy with this. Sure, it could work out well, but MLS isn't guaranteed to succeed. They have a big labor dispute coming up, and the whole thing could fall apart. Plus, there's the whole thing where all the good players play in Europe.
Once Seattle got a team, the argument was pretty much over. This city loves their rivalries with Seattle.
To be fair, the Beavers attendance has sucked for a few years now.

I wouldn't put a ballpark in Lents unless you're really keen on fighting off meth heads on the walk to your car.
Clearly the only places one can avoid meth-heads in Portland is inner Southeast, Dunthorpe, or the Pearl District.
